Any property that is newly built, modified or is going to be sold or let is required by law to have an Energy Performance Certificate. (In some instances a property may not require an EPC for example if a property does not have any heating, air conditioning or mechanical ventilation.)
Failure to commission an EPC is likely to delay completion of a sale or letting. Substantial fines can be incurred for not producing a valid EPC. An EPC is valid for 10 years. It is the owners or landlords responsibility to arrange an energy performance assessment and to provide an EPC to prospective purchasers or tenants.
