The agency team have been extremely busy during the first couple of weeks of 2012 having completed a number of transactions but, more importantly, receiving good numbers of enquiries and viewings of premises resulting in accepting offers and agreeing terms on 9 properties! Chancellor George Osborne has given a boost to struggling small businesses in the form of small business rates relief. The one year holiday on business rates, due to expire in October 2012 has been extended for a further 6 months. It will mean that 330,000 small businesses will not pay anything and a further 500,000 will continue to pay less British Retail Consortium has been lobbying for relief on the planned increase in business rates that, they say, will cost shops £350,000,000. Opportunities may be available for businesses not currently benefitting from this relief to do so by way of an appeal. The management team at Parkinson’s have been instructed on two separate management portfolios boosting the department. One portfolio, on behalf of a private property company consists circa 15 commercial properties all situated in the the north west of England whilst the second portfolio is on behalf of a corporate client and comprises a mixed portfolio of 31 residential and retail premises throughout the country. Parkinson’s have just completed a complex hybrid of Agency instruction, Management instruction and Landlord & Tenant instruction. Parkinson’s were able to agree a surrender and grant a new lease with different tenants on this 22,500 sqft industrial unit. Facilitating both tenants move to their respective units whilst providing a good market letting for the landlord, avoiding any costly marketing and alll parties have been extremely happy with the outcome. |


The valuation consultancy team at Parkinson has recently concluded negotiations with Manchester City Council, in regard to a Compulsory Purchase Order that was served on the client. The City Council made and offer to the client, which it believed to be the market value of the premises at the date of the Order. The team at Parkinson were contacted, firstly to give a view on the offer made and secondly, to negotiate with the City Council. The matter was concluded resulting in a negotiated offer which was 35% higher than the original offer made by the Council. Tony Bellis, Partner in charge of the valuation consultancy team was delighted for the client and said; “The client was delighted with the service that we provided as well as the very satisfying outcome. We would urge anyone who has been contacted by any Statutory Authority in relation to a Compulsory Purchase matter to contact us.
